SELLING IS A THREE STEP PROCESS
Selling a home is a three step process. According to Michael Corbett of "Ready, Set, Sell" you should always use a real estate professional - it is their job to know how to price the house properly, how to market it effectively, and to help with problems that may arise in the selling process.
The next step is to have the property completely staged. Buyers are already forming an opinion of your property as they are arriving at your front door. After walking in the front door, you have about 15 seconds before they will be giving it thumbs up or down. This makes it imperative to quickly make that positive first impression and then to carry it throughout the house. On average, a prospective buyer will stay in a vacant home about 5 minutes, but will stay in an appealingly furnished home about 40 minutes. The longer prospective buyers stay in a home, the more likely they are to make an offer.
The final step is obtaining quality photographs for listing and marketing purposes. Eighty percent of all buyers will begin their search using the internet. Whether an agent has screened properties for them to look at or whether the buyers are searching on their own, no one is going to consider a property that doesn't stand out on the internet.
So, count on your real estate professional to price your property to attact buyers, the photographer to make it shine on the internet and your home staging professional to help you make your property stand out in the crowd. You can't change the location of your property, you can't change the market, but you can change how your property looks - through home staging.
